M.Shiffman Investments Ltd – Company profile
M.Shiffman Investments Ltd (hereinafter, the" Company") was formed in1998. Initially, the prime objective of the Company was to provide a vehicle for the real-estate projects of Morris Shiffman. These projects involved the building and marketing of residential / commercial developments and the general marketing of privately owned land for building or agricultural land for investment. These projects are situated primarily in Kfar Saba , Ra'anana, Tel Mond and Binyamina-Givat Ada.
Between 2002 and 2005 the Company operated under the trade name "Shiffman Properties" in Cape Town, South Africa. In Cape Town the Company concentrated its efforts on residential and commercial sales on the Atlantic Seaboard. The four year period in Cape Town proved to be an overwhelming success.
Upon returning to the Israel market in 2006 the Company signed a partnership with the owners of a large track of agricultural land in Binyamina-Givat Ada. After 4 intensive years of work, the land was finally rezoned for the building of 57 cottages, on plots of 250m.sq each. Negotiations with the local Municipality followed in respect of the infrastructure facilities. This process is now near completion. The Infrastructure Agreement is due to be signed shortly. Planning of the cottages will then commence in earnest and, thereafter, the marketing of the 57 cottages.
During the period from 2006 the Company marketed numerous plots in Binyamina-Givat Ada: plots for building as well as agricultural plots (for investment purposes).
In addition the Company negotiated a major deal between 2 property owning companies, namely, Ampa Nadlan Ltd and Corex Ltd. After a period of protracted and complicated negotiations Ampa Nadlan bought out the majority of the shareholders of Corex Ltd for an amount exceeding NIS 50,000,000.
The Company offers a broad and highly professional service to all clients wishing to buy, sell or rent residential/commercial properties.

Diversify your investment portfolio
Israel has evolved as a leading country for international investors. There are many reasons for this development. To mention but a few:
* The Israel hi-tech sector is leading the world with continuous innovations. This sector has contributed billions of dollars to the country's coffers
* The recent discovery of natural gas off the coast is projected to generate enormous income in the coming decades. A multi-billion dollar deal was recently signed between Israel, Greece, Italy and Cyprus. Other deals are currently being negotiated
* Tourism to Israel is booming
* The Israel currency is strong against all the major currencies of the world
* Israel is a vibrant, stable democracy
* Israel's real-estate market is in a major upward trend. This trend is expected to accelerate in the next decade
M.Shiffman Investments Ltd (MSI) is offering investors the opportunity to diversify their portfolio by investing in the Israel real-estate market.
MSI has been extremely successful in identifying land prior to rezoning. (see: www.msinvestments.co.il). Once the rezoning becomes official land prices soar.
Currently MSI is marketing land in Binyamina-Givat Ada. Brilliantly located between 3 major highways (Highways 2, 4, and 6) and a 5 minute drive from the local train station. Other attractions in the area include the Casarea Golf Course, the Zichron pedestrian walk, Netanya and many of Israel's most beautiful beaches (see the map of Israel below).
The land in question is part of Block 10134. MSI anticipates that this entire block will be rezoned and will form an integral part of the future planned development of Givat Ada. The development should include commercial, residential and tourist projects.
The land is freehold (not leasehold) and is being marketed in units of 420 m.sq. Each unit is priced at $47,500. The price includes VAT, Legal and Registration fees as well as Management fee/Commission.
